Purchasing case study - Meymot Street

This month saw us make another exciting investment purchase in the Queensland capital. 

While the brief was simple – a sub-divisible block in a gentrifying area with correct zoning already in place – the potential is huge. The 810sqm block is already on two separate titles and offers our clients a fantastic return on investment.

Aside from its capacity for subdivision, what really appealed to us with this purchase was the fact that it included an original character home that typifies the region – providing lots of upsizing potential. 

The home has the ability to be moved to one side of the block, meaning we can also retain the existing residence – restoring it to its original beauty – and construct an entirely new build on the other side. 

In the first instance, we’re going to rejuvenate the existing character home into a well-presented, 3-bedroom house by maximising the current footprint and adding a small extension to create a third bedroom. 

If our clients decide to action the sub-division in the future, economies of scale will be created at that point. We’ll lift the home and place it inside a single lot while completing the additional house build. 

Likewise, there’s also an option to pick up this home and place it in a new location altogether for resale purposes. Or, our clients could decide to purchase a vacant lot elsewhere, and then build two brand-new dwellings on the current lots. 

Nonetheless, the purchase comes with lots of exciting options that can be considered at different points in time.
